Troubled Asset Support
When a commercial property is underperforming, in default, or heading to workout, lenders and owners need a clear-eyed view of value and the options. We provide independent valuation and analysis to support workout, REO, and distressed-asset decisions.
Troubled asset support combines appraisal and consulting work for properties that are distressed—non-performing, in default, or facing foreclosure or REO. It is not a single report type; the assignment is scoped to the decision the client faces, which may be an as-is appraisal, a disposition-value analysis, or a value-under-various-scenarios review. The deliverable depends on the agreed scope and gives the client a defensible basis for workout or disposition decisions.
We do not make the workout decision, guarantee recovery, or promise a sale price. Lenders, special servicers, and owners use our analysis alongside their own judgment and counsel. The scope is shaped by where the asset stands—pre-foreclosure, REO, or restructuring—and what the client needs to decide.
When Clients Need This Service
Lenders and special servicers request troubled asset support when a loan is in default and they need to understand the collateral's value to decide between restructuring, foreclosure, or sale. Owners and borrowers request it to negotiate a workout, assess whether to reinvest or walk away, or prepare a property for disposition.
For example, a lender with a loan secured by a half-leased office building may need an as-is value and an indication of stabilized value to weigh a loan modification against taking the property back. An owner of a struggling retail center may need to know whether the cost to reposition exceeds the likely value. In each case, the analysis clarifies the realistic options.
What the Analysis Considers
The factors relevant to this assignment vary with the property and the question being asked. Depending on the agreed scope, the analysis may consider:
- As-is market value in the property's current condition and occupancy
- Stabilized or potential value under a realistic repositioning scenario, with stated assumptions
- Current leases, vacancy, rollover, and the credit of tenants in place
- Deferred maintenance, capital needs, and the cost to cure
- Market conditions and demand for the property type in the submarket
- Disposition timelines and the effect of a quick versus patient sale
- Any environmental, title, or legal encumbrances affecting value
Not every assignment applies all three valuation approaches. The approaches used depend on the property type, available data, and the assignment's intended use.

How the Engagement Works
Every engagement begins with a conversation so the scope, fee, and timing fit the property and the question you need answered. A typical engagement moves through these stages:
Initial discussion
We learn the asset's status, the decision pending, and what the client needs to know.
Scope confirmation
We set what values or scenarios are needed—as-is, stabilized, disposition—and the fee and timing.
Inspection & research
We inspect the property and research market evidence and competing supply.
Analysis
We value the asset under the agreed scenarios, with explicit assumptions for each.
Delivery
We deliver the analysis and walk through the scenarios so the client can weigh options.
Scope, fees, and timing depend on the property type, assignment complexity, and the report format the client or intended user requires. We confirm these in writing before work begins.
